The project is composed of four buildings enclosed within a micro-climatic envelope built of steel, glass and a roof with air-filled EFTE cushions. Offices and retail units are connected through courtyards, bridges, sky decks and movement systems, creating a dynamic internal landscape. Safeguarding the ‘right to light’ of neighbouring buildings informed the massing of the building. Thermal comfort is achieved by natural ventilation through a heat stack effect. The mall is designed as an outdoor space and only retail units and office lobbies are air conditioned. The display of an extensive art collection throughout the building and adjacent streets forms the core of an educational community programme.
